What is the Stonehaven Property Homeowners Association (the Association).

STONEHAVEN is a pleasant community of seventy four (74) single family homes and common areas located in North Scottsdale's Shea Corridor, North along 118th Street. STONEHAVEN offers reasonably priced homes which are served by excellent Scottsdale schools and placed among similar residential neighborhoods. STONEHAVEN residents are both young and older, with and without children. STONEHAVEN residents are required to accept and abide by community rules and regulations as set forth in the STONEHAVEN Covenants, Conditions and Restrictions (CC&R's).

The Stonehaven Property Homeowner Association, Inc., a non-profit Arizona corporation, was incorporated in May 1993 to establish and maintain a Board of Directors with authority to conduct STONEHAVEN I & II operations. A Board of Directors is elected annually by a vote of eligible STONEHAVEN Lot owners to conduct STONEHAVEN business including the following:

    1. Originate and maintain a complete record of all corporate acts and affairs which shall be available to all Lot owners; and to prepare and audit STONEHAVEN financial records which shall be reasonably available to all Lot owners.

    2. Fix and collect an annual operating assessment for each STONEHAVEN Lot to fund STONEHAVEN operations. 

    3. Maintain and operate STONEHAVEN common areas, including nearly 1.4 acres of water retention area along Shea Blvd;  approximately 1000 linear feet of  "bicycle path" along the North boundary with the CAP canal; and greenbelt areas such as the 118th Street entrance, monument and street frontage.

    4. Adopt, publish and enforce the rules and regulations governing the use of our homes and common areas and the personal conduct of Lot owners and guests thereon (CC&R's), including the enforcement of these community rules and regulations by establishing penalties for infractions thereof.

    5. Procure and maintain adequate liability and hazard insurance on common areas owned by the Association.

    6. Supervise all officers, agents and employees of STONEHAVEN which includes the current Manager, Ken James, LLC.

Stonehaven has newer "Yard Sale" signs with metal "A" frames for Lot owner's use. Call Ken James if you wish to borrow @ (480) 661-9580.

CAUTION BE AWARE!

STONEHAVEN is not immune to burglary.
Recently the police investigated a break-in on Becker Lane.

PLEASE REPORT ANY SUSPICOUS ACTIVITY IMMEDIATELY TO THE SCOTTSDALE POLICE DEPARTMENT.

NEW STONEHAVEN MANAGER

The appointment of a new Stonehaven Manager will be finalized at the next Board of Directors meeting.
Ken James has retired from active service to Stonehaven.


STONEHAVEN ANNUAL MEETING RESULTS

The slate of Board of Directors candidates, without change from last year, was re-elected and Stonehaven executive positions also remain the same (see below).

After a quorum was certified and 2012 minutes approved, a discussion of Stonehaven finances, review of projects completed during 2012, and expectations for 2013 commenced.

STONEHAVEN SIDEWALK REPAIRS

The City of Scottsdale has finished replacement of damaged side walk sections as of  May, 2013.
No further updates will be made.

The City of Scottsdale has again replaced side walks within STONEHAVEN. Looks like this round will complete the project. Again, some inconvenience, dust, and a few oil stains ... but we have eliminated much of our cracked and unsightly sidewalk sections. Special thanks to Bob Stump and our Board of Directors for their insistence that the City make amends after the initial "sign off" of our builders cosmetic, but short lived, repairs.

p.s. A missed section of sidewalk (owners parked car) was replaced on 118th Way during May 2013. Thanks to the City of Scottsdale for the "follow up" ... without any reminder.

Stonehaven Information on replacement gates:

Some Stonehaven Lot owners may wish to replace rather than repair their wood side gates to the rear yard. STONEHAVEN'S Board of Directors has approved the use of metal frame replacement gates so long as at least 75% of the front facing surface is of stainable/paint wood. One source of such a metal/wood gate is Ironman Pool Fence at (602) 437-5393.
